What raises the risk
- Low elevation, proximity to rivers, coasts, or poor drainage.
- Heavier rain events and storm surge.
- Impervious surfaces upstream that speed runoff.
How to prepare
- Know your flood zone and elevation; keep valuables and utilities above likely water levels.
- Consider flood barriers, sump pumps, and backflow valves.
- Keep digital copies of documents and an emergency kit ready.
Insurance
Most standard homeowner policies do NOT cover flood. Flood insurance (e.g. through the NFIP or private carriers) is separate — confirm your needs with a professional.
